Tracker rates – This is possibly the most straightforward mortgage, as it literally tracks the Bank of England base rate. The initial rate will be set at a percentage above or below the current base rate, for example base rate -0.04% - The percentage difference will be set for a specified period of time, most commonly 2 years, but this can vary right up to the full life of the mortgage. When the Bank of England changes the base rate, the tracker mortgage will vary in direct comparison. Interest rates can increase or decrease over the period, making budgeting more difficult.
